If you don’t already have a vacation retreat in the traditionally tony EastCoast bastions of wealth and privilege such as Newport, Martha’s Vineyard,or the Hamptons, or a place in one of the cooler, mountainous hot spots suchas Aspen or Sun Valley, don’t despair. You too can own, or rent, a summer homenext to the likes of Denise Rich or Carly Simon. Washington Life has done somehomework – a breakdown of purchase/rental properties that can be yoursand what they will cost follows.

Buy a Vacation Home

Jackie Kennedy Onassis’ sister, Lee Radziwill 3.5 acre estate in East Hamptoncan be yours for $24 million. A $15.5 million Martha’s Vineyard home belongingto a member of the Delgado family and considered by at least one Los Angeles film producer to be “thebest waterfront property on Martha’s Vineyard,” is also available. A six-bedroom Victorian in the heart ofNewport, not far from the house left to Jackie O. by her mother Janet Bouvier Auchincloss, is currentlyon the market for $1,300,000. The five-bedroom home on two-plus acres across from the Bushes’Kennebunkport compound is for sale for just under $4 million. And across from the Kennedy compoundin Hyannis Port, a bayside home with access to a community beach can be had for only $895,000.

For $5 million you can buy a waterfront property in Osterville, Cape Cod with a three-bedroom guesthouse,lap pool, and caretaker’s apartment. Spend $9.5 million and you can own two separate main houses connectedby an underground passage to your own private 500-foot beach with a deepwater dock on the Cape.Or perhaps you’d prefer the old Vanderbilt Estate in Nantucket, with its two main houses, twelve guest-houses,tennis court, stable, pond, waterfall, and gazebo.

Rent a Summer Home

Many of the East Coast’s premier properties can be rented on a weekly, monthly, or seasonal basis withprices based primarily on such particulars as “oceanfront” and “ocean view,” or “waterfront” and “waterview,” which could mean a bay, a river, lake, or marsh. Typically, the better the access to privatestretches of sand and surf along the Atlantic, the more expensive the rental.

On Martha’s Vineyard, an Atlantic beachfront estate in Edgartown, which closely resembles theGay Neck property Caroline Kennedy Schlossberg and John F. Kennedy, Jr. inherited from their latemother, costs $135,000 per month, while a Nantucket Sound waterfront property goes for$125,000 a month. In the select seaside areas of Long Island and Maine, similar six or seven-bedroomhomes can easily run $90,000 to $145,000 a month. In fact, in New York’s Eastern SuffolkCounty, even homes valued at under $500,000 often rent for four to five dollars per square-foot making iteasy to spend a half-million dollars in the Hamptons for a large, high-end summer rental on the Atlantic.For those with big families or lots of friends, it might be wise to consider Newport, where a six-bedroom,turn-of-the-century home overlooking the coastline still can be had for as little as $25,000 a season, orthe price of a week in the most prestigious properties on New York’s Shelter Island, East Hampton, andFishers Island.

However, if you wait until late May or even mid-June, you could get some of the best rental propertiesfor a little over half their original asking price. This season in particular might have incredible bargainslate in the season. Many properties are still available due to fears about the shaky stock marketand the future of the economy.

Rehoboth, Delaware and points south such as Bethany Beach, Del. and Ocean City, Md. are alsobargains. The largest and most expensive properties typically cost less than $20,000 per month, andmany homes sleep ten or twelve for no more than $20,000 for the entire summer. Rental accommodationswith up to five bedrooms are also readily available in Ocean City for under $3000 a week. Ofcourse if you’re determined to head to New York, or New England, read on.

$ Twenty Thousand a Week

Twenty thousand dollars a week won’t get you the most phenomenally expensivehomes on the North Atlantic seaboard, but it will afford you many exceptionalproperties. On Martha’s Vineyard, the three-bedroom home in a spectacular settingadjacent to Katharine Graham and her son William’s estate, costs twentythousand dollars a week. A similar sum will secure your stay in a modern, elegantlyappointed house with excellent views and a path to a private beach onthe south shore of Martha’s Vineyard. On Nantucket Island’s North Bluff, one milefrom Sconset, twenty grand will even get you a seven-day stay in a seven-bedroomhome with lovely grounds, water view, and a double servant’s quarters.

$ Twenty Thousand a Month

Of course if $20,000 per month, or about five thousand a week, is all you really care to spend, you canstill select from a number of prime properties. Choose a secluded summer cottage with sweepingviews of the Atlantic along Newport’s famed Cliff Walk or a large house downtown on Pelham. Ifyou’re willing to settle for being on the bay in Southampton, you can enjoy a four-bedroom homecomplete with a swimming pool, something that the New England resorts rarely offer. You can alsoreserve a four-bedroom townhouse in Vineyard Haven on Martha’s Vineyard for $20,000 permonth, or a four-bedroom waterfront house on Cape Cod near the Chatham lighthouse.

Under $ Five Thousand a Week

If it’s just the two of you looking for a romantic getaway, or even the two of you and another couple, lessthan five thousand dollars will have you soaking up the sun on the Atlantic beachfront in Martha’sVineyard for a week, or in Newport overlooking Narragansett Bay for a full month or more. InSconset, just about any two-bedroom house within walking distance of both the beach and the village canbe had for $3500 a week or less. Choose from a charming rose-covered cottage or a traditional shingledCape Cod-style house close to the center of the historic district. Or if you prefer, you can lease acondo above the harbor in Nantucket Town, just steps from a swimming beach. Of course for those determinedto shop for the real bargains, it’s not unheard of to find a secluded waterfront four-bedroom summerhousein West Tisbury on Martha’s Vineyard for $2,500 a week, or even a four-bedroom home worth$3 million situated on two acres in Vineyard Haven with access to a private north shore beach.

Aspen, Colorado

If the smell of saltwater and the sound of the surf hold no appeal for you at any price, if you’re simply not abeach person, then you’ll want to consider the refreshing allure of Aspen in the summertime. Buy a four-bedroomchalet in the heart of town with a view of Aspen Mountain for $5,475,000, or rent a similarabode for about $30,000 a month. Add another couple of bedrooms, a player piano, a pool table and hottub, and you can spend $50,000 for a month in the Rockies. Of course, if you only require one or twobedrooms, you can rent a conveniently located luxury condominium for as little as $9,000 per month.

Local Real Estate

While summer resort areas are just beginning to gear up for the season, the local real estate marketis already in full swing.

In the District, the home belonging to Helen G. F. Rich, the widow of the Federal Circuit CourtJudge Giles S. Rich, who helped lay the groundwork for much of this country’s existing patent andtrademark law has sold for $915,000. Now the home at 4949 Linnean Avenue, N.W. which JudgeRich and his wife occupied throughout much of his long career belongs to another legal eagle, Todd A.Wagner, a lawyer with Pennie & Edmonds, and his wife, Julia Cameron McGraw Wagner.

The passing of yet another legal scholar has led to the sale of 2336 Massachusetts Avenue. Irving R. M.Panzer, a renowned authority on Federal Practice and Procedure and an adjunct professor at CatholicUniversity, died last March and now his home has been sold by his cousin Chezter Panzer for$912,500. The new owner is David C. Trachenberg, whose impressive career in the high-tech industryincludes stints as the director of online marketing at MCI Worldcom and as president and COO ofProdigy. Trachenberg is now president and chief marketing officer of StarBand Communications, aMcLean-based satellite Internet access company.

Also in D.C., Kit Keller, a toxicologist, has sold her home at 1827 Wyoming Avenue to ValMarmillon, the senior partner of Pacific Vision, a public relations, communications and marketing firm,who arrived here from California to pay $900,000 for the three-story, turn-of-the-century brick housein the Kalorama Circle area. The property was listed and sold by Washington Fine Properties agents TedGossett and William F.X. Moody.

In Maryland’s Potomac area, James S. and Nancy P. Rosebush have sold 9009 Brickyard Road for$1,587,000 to Charles R. Hulten and Nancy P. Humphrey, an official with the National TransportationResearch Board.

Also in Maryland’s Montgomery County, Roger J. Bulger, a physician and author who has served as thepresident of the Association of Academic Health Centers in Washington, sold the property he ownedat 12904 Three Sisters Road to Kimberly A. and Paul A. Froning, for $1,167,500.

In Bethesda, the home belonging to V. A. and the late William A. Lubbers at 5120 Moorland Lane hasbeen sold for $1,060,000. Mr. Lubbers was the general counsel for the National Labor Relations Boardfrom 1978–1984. E. G. and Gary D. Kasnett, President of Bridgewater Financial Management arethe buyers.

Also in fashionable Bethesda, 7122 Arrowood Road has changed hands. J.N. and Gary M. Epstein, a lobbyist with Lathan & Watkins, purchased theproperty for $1,725,000 from L. T. and Jeremy N. Rubenstein, an attorneywith the prestigious K Street powerhouse, Wilmer, Cutler & Pickering.

Meanwhile, in Virginia, Edward Berlin, the co-founder of the K Streetlaw firm Swidler Berlin Shereff Friedman LLP, and his wife Marilyn, bought 1313North 14th Street in Arlington from Monument Place Associates for $1.15million. Monument Place Associates also sold the newly-built house next door at1315 North 14th Street to Miguel E. Monteverde, Jr. for $1,076,424.

In Falls Church, attorneys Kyle N. Brown and Robin L. Greenhouse arealso the owners of a newly-constructed home. They bought 700 Villa RidgeRoad from EMW Properties-General Contractor, Inc. for $854,749. Kyle isa well-known retirement counsel with Watson Wyatt Worldwide Research andInformation Center and co-author of Fundamentals of Private Pensions.Robin is a partner in the tax department of McDermott, Will, & Emery’s D.C. office.

In Virginia’s horse-country, Schultz Homes Corporation has sold S. R. Zielenski and Jonelle St.John a new home at 22941 Foxcroft Road near Middleburg for $2.5 million. Jonelle is the Vice presidentand treasurer of MCI Capital II.

In McLean, 6822 Wemberly Way with its unique two-story kitchen, now has two sets of owners. JohnF. and Sally M. Burns, and Elwyn C. and BarbaraJean Comstock bought the Langley Forest property for $975,000 from John J. Dillon, a shareholder ina Chevy Chase law firm and Lynn R. Dillon a long-time supporter of the Joffrey Ballet.
